What constitutes an inventory emergency, how about just 20 homes and 5 condos available for purchase in Tahoe Donner as of today. Homes ranging from $519,000 to $1,325,000 and condos ranging from $249,000 to $559,000. With over 5,000 homes and condos a total of 25 properties available is crazy. Possibly even crazier is the fact that there are 26 homes and 4 condos or 30 total properties in contract. More properties in contract than available simply shouldn’t happen. I know many of you have property in Tahoe Donner and many more probably know somebody who does. Any property with a reasonable asking price is likely to sell in days and very possibly with multiple offers. Putting a property on the market now is going to be putting it on what I like to consider ahead of the inventory curve. I am happy to provide individual property evaluations and answer any questions.
Just in case you are wondering, it is not just Tahoe Donner having the emergency. If I breakout our 4 main local residential neighborhoods of Glenshire, Prosser Lakeview, Sierra Meadows and Ponderosa Palisades I find just 6 properties for sale and an average asking price of $737,593. Looking at the Tahoe basin you will find just 38 homes available on the North Shore and 22 on the West Shore. The average asking price within the basin area is just $2,128,343. That’s right, over $2M average asking price for Tahoe. Needless to say the multi million dollar buyer is going to have many more options than the million dollar buyer and the half million dollar buyer will have very limited options within our market place.
